Right to Rent

Before you can rent a home from us, we must check your immigration status and that of anyone aged 18 or over who'll be living with you.

Under the Immigration Act 2014, Right to Rent Checks are now mandatory across England for tenancies starting on or after February 1st, 2016. We are obliged to check that a tenant or lodger can legally rent a residential property in England and before the beginning of a new tenancy, we will ask for the essential documents and make checks for all tenants aged 18 and over. We shall carry out these checks even if they are not named on the tenancy agreement.

Unlimited Right to Rent

You have the right to rent with no restrictions if you are a British citizen or citizen of a European Economic Area country or Switzerland. You are also not restricted to rent if you are a citizen of another country with no time limit on your permission to live in the UK.

Once you have made up your mind on a property, you will be required to complete an application form. Applicants must be over the age of 18 years and will be required to provide proof of identity. Once this is received, we will then obtain references.

We shall request to sight a form of identification such as your Passport, or UK Driving if you have no limit to your stay in the UK

If you confirm interest in a property, you will be asked to pay a tenancy fee. If you decide to withdraw your application afterwards, you will forfeit your tenancy fee paid. So you are strongly advised to be very sure that you intend to rent before paying tenancy fees.

Holding Deposit

If you inform us you have found a property to rent, and you want us to reserve it for you, we will normally take a holding deposit. Once payment is confirmed, the property will be removed from the market and secured for you for 5 working days; to give you the time to provide any additional documentation.

Please note that your holding deposit is not registered under the tenancy deposit rules as it is not held as security in respect of a tenant’s liabilities under a tenancy agreement as no tenancy has been agreed.

If successful references have been obtained and the landlord withdraws prior to the start of the tenancy, a full refund will be made. If unsatisfactory references or credit checks are received the landlord may be willing to accept you with a guarantor. Please note that there will be an additional administration cost to reference a guarantor.

Rent Payment

Rent is Payable on the day of signing your tenancy agreement by cash, Bank Transfer (BACS), debit or credit card, building society cheque which must have cleared on the day of signing tenancy agreement, made payable to Godwin Wood Estate Agents.

Tenants Liability Insurance

If rented property is furnished, it is a mandatory requirement on all our tenancies that you protect your landlord’s fixtures and fittings against accidental damage/loss. It is not a mandatory requirement that you insure your own possessions – this is your choice although we recommend you do so. Proof that cover is in place to cover the landlord’s fixtures and fittings will be required prior to the release of keys and the signing of a tenancy agreement.

If you have your own policy it must meet the following criteria: Provides cover against accidental damage to the landlords fixtures and fittings to a minimum £2,500.

Tenants Deposits

All deposit is registered with a government regulated Deposit Protection Scheme.

Additional Post Tenancy Fees

All Landlords and Tenants Money is bonded and protected through the Money Protection' Scheme through the National Approved Letting Scheme.

Godwin Wood Estate Agents uses the Deposit Protection Scheme (DPS) and Mydeposit for this purpose.

Emergency Terms

Please contact a member of staff at Godwin Wood Estate Agents. Also note that tenants will be charged for all call out cost as necessary if a call out is not deemed an emergency.

Lost Keys

Keys to our properties are issued only once. Please note that if you lose the keys to any of the properties we manage, you will be charged for a replacement. Also note that you are not allowed to call a locksmith to attend the property in order to gain access as a result of lost keys, locking yourself out or similar situation. In the above situations, please give us a call to arrange replacement at your own cost.
